Simon doesn't know how all this started, okay that's a lie he knows how it started he just doesn't know why. He wishes he could say he wants to take it all back but he doesn't he's a little selfish like that, he does have regrets though like when he was 10 and he cut the head of his sister's barbies, when he was 15 him and Clary got so drunk he ended up in the hospital he regrets getting turned into a vampire and having to drink blood for the rest of his life.
You ask what he regrets now he wishes he could say sleeping with his best friends boyfriend not just once but having an affair, he wishes he could say falling in love with Jace but that was the problem he wasn't regretful of that, sure he was sorry so fucking sorry but regretful no because it got him Jace.
So that's where Simon is in his life right now a whole load of regrets minus some he probably should have and sleeping with Clary's boyfriend.

“Well, some day, I hope. Obviously it wouldn’t be for a long time,” He cringed in on himself, “But as soon as I fix the roof and get the locks changed I’m sure I could get out of your hair.”
Eddie finally met his eyes, frowning, “Buck, you’re not sleeping on a mattress on the floor of some empty meth lab when you have a perfectly comfortable place to sleep here.”
OR
Buck decides to renovate a house from the ground up to finally move out of the Diaz residence; Eddie can’t let him go that easily.

When Eddie was shot by the sniper, Buck’s world fell apart. When Eddie is placed into a medically induced coma, Buck receives the news that Eddie made him his power of attorney and Christopher’s legal guardian. Reeling from the news, he did his best to take care of Christopher and make Eddie’s medical decisions in accordance with Eddie’s wishes. If only the other people in Eddie’s life understood that, instead of challenging Buck at every turn.
