Pim is ready to take the next step. He's ready to move out of his best friend's apartment to find someone, settle down, have a family, and move forward in what he feels is a life that has been stagnant for some time. It's not as if he doesn't enjoy what he has with Charlie; they're best friends and have been for years, but what he feels for Charlie beyond their friendship isn't something that could ever be reciprocated. He might as well give up now and just make the little time that he has left with him worth it.
