The words are past Peter’s lips before he can even stop them. “I’m sorry,” he says, and he means it. He hates the situation they’re in, where Peter is alive, and breathing, and here—but at the same time, it’s almost like he isn’t. In some ways, he’s a ghost who has latched onto Tony. He’s two states of being, meshed into one.

Since the school shooting incident at Peter’s AcaDec meet several weeks ago, and his somewhat accidental kidnapping, Tony had been extra paranoid where Peter was concerned, and had updated his alert protocols to tell him when the kid’s vitals were even halfway concerning, both in and out of the suit. Peter understood that Tony was worried, but was not appreciating the “helicopter parenting” he’d called his mentor’s behavior earlier that afternoon when they were discussing it (with raised voices).
Part of the post-Homecoming series "Strands in the Rope," which attempts to show how Tony and Peter's relationship might have developed between Homecoming and Infinity War, but can stand alone, also. (Mostly. This one does reference the last two stories, but it's not necessary to read them to understand this.)

Peter stumbles as he moves forward, his legs barely holding his weight anymore. Each step feels like it’s his last, but he goes on. His head pounds, a thousand drums, playing a marching song as he goes on. Reminds him of the school band before he quit to be a superhero.
He has to keep going, Tony’s counting on him, he’s their only hope.
“Help me,” Peter says to himself, laughing just a little. “Obi-wan Kenobi, you’re my only hope.”
No one’s around to hear him, the highway stretches forward, an endless horizon he’s never going to get to. It mocks him, gets close but then stretches itself out further and further away. Reminds him of a cartoon, the world around him mocking him with each unsuccessful step forward.

“Good as new,” Tony says, and he squeezes Pete’s hand again and slowly opens his eyes.
Trees shooting up into the night sky, looking elongated and warped with whatever trauma his brain is currently experiencing. They sway with the soft breeze, knocking against each other, big feather duster. Tony’s whole body feels sliced and diced, and thinking about what happened brings up flashes of falling and spinning around like a boomerang and if that was happening to him it was happening to Peter, too. He glances at him.

And Ned says it because she says it. And maybe Ben said it before and that’s another one of those things that still hangs around because of him. Another one of those things he left behind.

“Okay, this is not calm,” Tony says, starting to pace, even though he’s not calm either, she’s right.
She sighs loudly in his ear.

He’s been trying to stay focused. He’s been trying to stay focused by keeping himself distracted. He’s been getting information from Rhodey about the stray new hero here and there, and there’s one Rhodey brought to him the other day that Tony has to follow up on, that 240p YouTube video the two of them watched together. What the hell was the name? He stood out, and if Tony was more clear-headed, he’d remember.
He’s searching for the information on a Thursday evening, and that’s when he gets the e-mail about the bed and breakfast. A bed and breakfast that sits on a plot of land that Obie was fighting to take from the owners thirty or so years back, and now, thirty or so years later, the new owners are contacting Tony to sell. Want to move on, the place is past its prime anyway.
And maybe ‘slightly haunted’.
“Slightly haunted,” Tony says, the next day, sitting across the table from Happy at the cafe in the tower. He takes a bite of his scone and tries to hide his keen interest.
